Appraisals for federally related transactions are prepared under USPAP and to the standards the banking agencies set out in the Interagency Appraisal and Evaluation Guidelines. Since 2018 the agencies have exempted commercial transactions of $500,000 or less from the appraisal requirement, allowing an evaluation instead — but many lenders order a full appraisal regardless, and the decision is the lender's.
Because the lender is usually the client and the intended user, the engagement has to be set up correctly from the start. A report addressed to the borrower generally cannot simply be handed to the bank. If a lender is involved, tell us before we begin — it costs nothing to get right at the outset and is expensive to fix later.
For income-producing property the income approach leads, and underwriters read the rate selection closely. We support ours with market evidence rather than convention.

The fee depends on property type, tenant count, how much market data exists, and your deadline — every assignment is scoped and quoted at a fixed fee before any work begins.
